Redefining real estate, we help shape spaces that inspire, empower, and create lasting impact
Our Story:
Real estate is more than transactions—it shapes lives, communities, and cities. Yet, too often, real estate decision-making prioritizes short-term gains over long-term social, economic, and environmental value. At Common Space, we believe it doesn’t have to be this way.
Founded on the principle that real estate should create thriving, inclusive communities, Common Space is redefining how the industry approaches development, investment, and governance. By integrating social responsibility, ESG frameworks, and human-centered design principles, we help real estate stakeholders make decisions that benefit both people and places—without compromising on financial viability.
Our Mision:
“We’re here to make real estate work better for people, communities, and society. At Common Space, we believe that buildings and places should do more than just exist—they should create value, foster inclusion, and support social equity”.
— Sophie Schuller, Founder and Managing Partner
How We Work:
We partner with real estate investors, developers, and businesses to embed social responsibility and long-term impact into their projects and portfolios. Whether through advisory services, ESG integration, social value measurement, or strategic governance reporting, we help shape places that contribute to healthier, more sustainable communities.
Why Common Space?
Unlike traditional real estate advisory firms, we focus on the intersection of real estate, society, human health and impact. Our approach is backed by 20+ years of industry experience and cutting-edge academic research in real estate, urban design, neuroarchitecture and human health. This unique combination allows us to bring fresh, data-driven insights into how real estate can truly enhance human experience and social equity.
Join Us in Building a Better Future

Sophie Schuller
Founder & Principal Consultant
Sophie Schuller is the Founder and Managing Principal Consultant at Common Space, an advisory firm specializing in socially responsible real estate. With over 20 years of experience in commercial real estate, finance, and advisory, she integrates insights from architecture, neuroscience, and urban design to help organizations align built environments with principles of equity, sustainability, and well-being. Her work critically examines the financialization of real estate and its impact on both building value and social value, collaborating with policymakers, investors, and designers to challenge conventional models of value creation. As support faculty for Moving Boundaries and a collaborator with What Design Can Do, she explores how design can embed human experience at the core of architectural and urban decision-making.
In parallel, Sophie’s neuroscientific research investigates the biological basis of human interaction with space. Her PhD examines how the built environment modulates neurophysiological stress responses in the workplace, offering new insights into productivity, well-being, and the future of work. Traditionally, workplaces have been designed around efficiency metrics, with little consideration for cognition, sensory perception, and physiological stress. By bridging neuroscience, urban strategy, and real estate, Sophie positions buildings not just as financial assets but as infrastructures of human potential. Through consulting, research, and thought leadership, she brings a strategic, evidence-based approach to ESG strategy, social value, and human-centered development, shaping more inclusive and thriving spaces.
